Guild launches 1% down payment advantage program

Add Guild Mortgage to the list of lenders offering down payment assistance programs in order to court more buyers at a time when mortgage rates remain elevated. The California-based lender rolled out a 1% down payment advantage program this week that allows customers to buy a home with a minimum down payment of 1% of the purchase price. Guild will also cover 1% of the borrower’s interest rate for the first year with a lender-paid temporary buydown.

Mortgage credit availability dropped in May, a consequence of a tougher mortgage landscape that has resulted in lender consolidation as well as high rates and limited inventory that has stretched consumer budgets. The monthly Mortgage Credit Availability Index fell by 3.1% to 96.5 last month, according to the Mortgage Bankers Association. A decline of the index, benchmarked to 100 in March 2012, indicates that lending standards are tightening while an increase suggests loosening credit.

Inflation slows in May as shelter costs continue to cool

With the Federal Reserve meeting on Wednesday to discuss the federal funds rate, all eyes have been on May’s Consumer Price Index inflation data. After recording a 4.9% annual increase in April, the CPI rose just 4.0% year over year in May, before seasonal adjustment, according to data released Tuesday by the Bureau of Labor Statistics (BLS). This is the smallest 12-month increase since the year ending March 2021 and the 11 th consecutive month of inflation declines.
