Even if the buyer has pre-approval for a mortgage, things can still go wrong when they apply for the loan. Perhaps, they have taken out a fresh loan, or their situation has changed in some other way since pre-approval. There is always confusion among what the various statuses mean in MLS, not just contingent.

When you list in the MLS, you must include a buyer’s agent commission. If you choose not to list in the MLS so you can forgo the buyer’s agent commission, you’ll seriously limit the exposure your home will get. Only licensed real estate agents and brokers who are MLS members can post to the MLS.
