Buyers should enter negotiations with one of two mindsets, depending on days on market and whether there are other offers in hand. Do not skip the inspection. Never advise a buyer to skip their inspection, even if it means they lose to a cash buyer. If a buyer insists on waiving their inspection, get it in writing.
