Compass has put forth a revised version of its seller disclosure form to clarify how its three-phase marketing strategy works including when and how listings are shared with the public. The Compass 3-Phased Marketing Strategy Client Disclosure Form expands on a version first introduced in 2024.

According to eXp, the purpose of its form which is titled Seller Advisory: Risks of Limited Market Exposure is to educate sellers on the real financial risks of withholding a listing from the MLS or public portals like Zillow , Realtor.com , Homes.com , and Redfin. According to the release, this new policy compliments NAR s existing MLS policies and that it will exist in conjunction with CCP.The trade group feels the policy provides sellers and their agent more options and choice when marketing a property.

Under what NAR is calling its MLS Listing Options for Sellers policy , sellers will have the option to delay marketing their listing publicly as long as they sign the required disclosure. During the time period, the listing will be able to be seen by other MLS participants through their local MLS platform.
