Two weeks ago, I wrote a blog post about the new Freed Residences, where studio condos were being pre-sold for upwards of $2,300 per square foot. In fact, I really didn’t learn much from it, other than perhaps the notion that I needed to pen a similar blog post. And six-foot by 4-foot balconies aren’t much better.

I was signing holiday cards on the weekend and a few names popped up for which I thought this would be their first Christmas in their new homes, only to realize that those sales were from 2021. Happy Friday, folks! It certainly gave me something to do over the holidays. On June 4 th , 2020, CMHC was first to react by tightening mortgage rules in response to COVID-19. Some of those changes included; Gross Debt Service (GDS), and TDS (total debt services) to be reduced from 39%/44% to 35% to 42%. vs $505,000.00.
