Nine-Story Building Nearly Tops Out Along Quickly Developing Stretch of Atlantic Avenue

A nine-story residential building is joining the fray on a quickly developing stretch of Atlantic Avenue in Clinton Hill.

With an address of 540 Waverly Avenue, the building stretches along Atlantic from Waverly to Clinton Avenue. Construction has been moving quickly, and the building recently topped out.

Permits show there will be a total of 135 units in the building, 41 of which will be affordable. At least 34 of those affordable units will be pegged at or below 80 percent of the Area Median Income. Those will fall under the city’s Mandatory Inclusionary Housing program. The other seven will be under the state’s 421-a tax break program.

The building will have a gym in the cellar, parking for 52 cars and three retail spaces on the ground floor, and outdoor recreation space on the second floor and the roof.

As can be seen in the renderings, that second floor outdoor space is on the roof of a remaining one-story brick building on the site, which will house retail on the ground floor.

The brick building was one of two on the site (the other was demolished in early 2020), with a parking lot in between. It was owned and occupied by Verizon, which sold the property in 2019 for $17.25 million to Cad Waverly LLC.

David Ennis of the Daten Group is listed as the owner on building permits. The applicant of record is Daniel Bernstein of Kutnicki Bernstein Architects. The two worked together on another nearby project located at 840 Fulton Street, which took the place of a former gas station.

When completed, the building will join what is quickly becoming a busy stretch of Atlantic Avenue. One block away stands a 29-story Morris Adjmi-designed skyscraper, currently under construction. An 18-story apartment building has been proposed for the property where a McDonald’s now stands at 840 Atlantic Avenue, and further down the avenue at 1034 Atlantic, a developer is planning a 17-story building.
