As the Federal Reserve raised short-term rates for the first time in years, mortgage rates climbed 31 basis points to 4.16%, according to data from Freddie Mac ‘s PMMS survey. “The 30-year fixed-rate mortgage exceeded four percent for the first time since May of 2019,” said Sam Khater, Freddie Mac’s chief economist. “The Federal Reserve raising short-term rates and signaling further increases means mortgage rates should continue to rise over the course of the year.

After dropping 4.1% in January , housing starts were back up in February, rising 6.8% month over month to a seasonally adjusted annual rate of 1.769 million according to a report released Thursday by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. This is 22.3% above the rate recorded a year ago.
