Brooklyn Real Estate Six Months Later: Three Sold, One Still Available

This week, a look back at four of our featured listings from six months ago focuses on homes in Bay Ridge, Park Slope and Clinton Hill. How did they fare?

First up, tucked away on a private, pedestrian-only street in Bay Ridge, this circa 1926 row house has a garage and Storybook charm. Located on the “Old English” style Barwell Terrace, the single-family has two bedrooms and 1.5 bathrooms. While the house appears move-in ready, some style tweaks could play up its features, such as an original fireplace and parquet floors. This former Open House Pick sold in January for $870,000, which was $20,000 over the asking price.

This one-bedroom apartment in a 1941 building overlooking Grand Army Plaza has a well-designed renovated kitchen, a sunken living room and some vintage charm. It’s located on the fourth floor of 25 Plaza Street West and within the Park Slope Historic District. Inside, the apartments feature many of the trends of the day, such as sunken living rooms and dining balconies, as well as unusual angles, soundproofing between units, and generous closet space. This former Co-op of the Day sold in February for $643,750, which was $18,750 over the asking price.

In the Clinton Hill Historic District, this Neo-Grec designed by Brooklyn architect Amzi Hill has a fair amount of living space despite its narrow size. The single-family at 153 Willoughby Avenue fits four bedrooms into its 15-foot width and also some original details, like moldings and mantels, in addition to a renovated kitchen. This former House of the Day sold in December for $2.85 million, which was $555,000 over the asking price.

Finally, the rather exuberant design choices on the interior of this Park Slope brownstone may not be to every buyer’s taste. But underneath the color and pattern, there are some lush original features like mantels, stained glass and built-ins. The renovated two-family at 312 Garfield Place is also just a short walk from Prospect Park. There are eight mantels in the house, most with original tile and inserts, and all the fireplaces are wood-burning, according to the listing. This former House of the Day is still on the market with a new broker and new decor and photos for $9.295 million, a price cut of $740,000.
