Brooklyn Real Estate Six Months Later: One Sold, Two in Contract, One Still Available

As we come out of the long holiday weekend, we’re back to look at four of our featured listings from six months ago. This week, we’re focused on homes in Ditmas Park, Prospect Heights, Sunset Park and Red Hook. How did they fare?

Our first one this week, on the top floor of a 1920s Finnish co-operative, is this two-bedroom that offers a bit of prewar style along with a renovated kitchen and a location just a block away from the open space of Sunset Park. This unit has an efficient layout: a central hallway with two bedrooms on one side and a kitchen, formal dining room and living room on the other. The full bath is at the end of the hallway. As is typical in buildings of this vintage in Sunset Park, the living and dining rooms are separated via French doors allowing for a flexible layout if more bedroom space is needed. Period details throughout the unit include wood floors, moldings and picture rails. Maintenance for this unit is $959 per month and includes a storage bin. A former Co-op of the Day, it sold in May for $650,000, which was $14,000 below the original asking price.

Next, an unusual one in Red Hook: a just-renovated “tiny house” that has extensive landscaped grounds and outdoor spaces. This one-story, one-family was a store in 1928, according to an old certificate of occupancy. Now the interior is sleek and modern, with a combined kitchen-dining room, one bedroom and one bathroom. A deck leads to a separate office/studio set up as a living room with an office. Beyond is a large landscaped garden with a pergola, wood walkway, and beds with gravel and plantings. On top of the studio is a rooftop deck. After a change of broker, this former Open House Pick is still available, both for the unchanged asking price of $1.595 million and as a rental for $6,500 a month.

In Ditmas Park, a bungalow offers a front porch and period details on the interior — but everything does need a bit of polish. The circa 1909 standalone in the Ditmas Park Historic District hasn’t changed hands in 65 years, according to the listing, so while there is unpainted woodwork, stained glass and a massive fireplace, the kitchens and baths are in need of a refresh. On the interior, the house has a spacious layout with living, dining, den, kitchen, bath and laundry on the first floor and four bedrooms and another full bath above. The driveway shown in the exterior photos belongs to the house next door and the listing makes no mention of off-street parking. This former House of the Day entered contract in June.

And wrapping things up, in the Prospect Heights Historic District, a Neo-Grec brownstone offers a surfeit of original details and a renovation with some decidedly modern amenities, including solar panels and an integrated sound system. The former single-family home was converted to a two-family after its most recent sale, in 2010, and it is set up with an owner’s triplex over a one-bedroom garden rental. The parlor level is rich with unpainted woodwork, including the stair with newel post and door and window surrounds. There is also crown molding, ceiling medallions, two slate mantels and wood floors. Outdoor space includes a wood deck off the parlor floor kitchen large enough for dining and a fenced-in yard with a stone patio and an imitation grass lawn bordered by wooden planters. This former House of the Day entered contract in March.
