An affordable housing lottery has opened for 17 houses for sale across a number of addresses in East New York, Brownsville and Ocean Hill, available only to first-time home buyers. Together, they are referred to as the Mother Gaston Hinsdale Homes.

Two of the houses are two-families and 15 of the houses are three-families. Five of the houses offer two-bedroom units for the owner and 12 houses have three bedrooms in the owner’s unit. Estimated sale prices range from $477,158 to $706,714, according to the developer’s website.

A minimum down payment of 5 percent is required at the time of contract signing, and an additional estimated 5 percent will be required for closing costs, according to the developer’s FAQ.

The lottery is set at an area median income range of 90 percent for eight of the homes, 100 percent for five homes and 120 percent for the remaining four homes. Eligible incomes range between $61,986 and $169,200 for households of two to seven people. Applicants can have assets totaling no more than $198,975 in addition to the down payment.

The houses are being built under the Neighborhood Infill Housing Opportunities Program of New York City Department of Housing Preservation and Development.

The architect behind the homes is David E. Gross of the firm GF55. The developer is BCDL Real Estate Development.

The homes are contemporary in style, according to the listing, with energy efficient features, hookups for laundry, and separate utilities for rental units. They come with UDAAP real estate tax exemption. Floor plans can be viewed on Housing Connect.

The lottery notes that an informational session about the affordable homes will be held on March 30 at 6 p.m. The meeting will be held virtually, which you can enter here.
