An affordable housing lottery — although the word affordable here is questionable — has opened for 108 newly constructed units in a 30-story building at 37 Commercial Street in Greenpoint.

The building’s moniker, One Blue Slip, derives from the property’s alternate addresses, which include 1 Blue Slip. It is part of the larger Greenpoint Landing development.

Of the affordable apartments, there are 29 studios, 54 one-bedroom units, 23 two-bedroom units and a pair of three-bedroom units. Monthly rents start at $2,370 and top out at $3,530.

The lottery is set at an area median income range of 130 percent, which is high but not unusual for lotteries in Brooklyn that receive the 421-a tax break. Eligible incomes range between $81,258 and $183,300 for households of one to seven people.

There will be 359 units total in the building. Attended parking for 162 cars will be located off-site; 210 bike spaces will be on the first floor, along with a pair of retail spaces and a spot for pet grooming. On the fourth floor, there is an event room with a bar, a yoga room, a fitness room, a co-working space, a media and gaming lounge, a children’s lounge and a terrace. Gary E. Handel of Handel Architects is the applicant of record. The firm has designed a number of high-profile projects in Brooklyn, including Two Blue Slip, part of the same Greenpoint Landing project, and the residential tower at 33 Bond Street in Downtown Brooklyn. In Manhattan, they designed the Essex at Essex Crossing and the National September 11 Memorial.

Developers Brookfield Properties and Park Tower Group are behind the building. They purchased the site in 2015 for $47 million.

Leasing for market-rate units began in August 2018. Based on the listing photos, the units have large open kitchens, with floor to ceiling windows in the living room and bedroom.
